This is the highest risk for us, as the only way we profit is if the property sells for more than the total debt against it including all mortgages, liens, etc. In this instance, this overage would not be able to be claimed by individuals who have judgments against them or IRS tax liens against them.
So if you held onto the property hoping for an overage, and you had debt that could make a claim against the overage, you will not be able to claim it. You can get a guaranteed buyout from us, or risk making nothing.
